In April 2022, we purchased a historic late 19th-century tenement house located in the centre of Szczecin. The property is situated on the charming Aleja Fontann (Fountain Avenue) on Plac Grunwaldzki (Grunwald Square), which was designed in a manner characteristic of the city – in a star-shaped layout. It is the largest and most spectacular urban layout of its kind in Szczecin. Its plan was developed in the 1860s by German engineer James Hobrecht, modelled on Parisian designs. The City Hall and the University of Szczecin are located in the vicinity of the investment.
The neo-baroque tenement house was built at the end of the 1890s. Its characteristic feature is its façade with bay windows. The tenement house is listed in the municipal register of monuments. The revitalisation project involves preserving the original front façade with all its architectural details referring to Baroque forms and two staircases due to their high artistic value. The main entrance will be emphasised by the restored original entrance gate.
The revitalised building will house 62 high-class apartments with a total usable area of approx. 5,600 sq m. The height of some of them will exceed even 4 metres. Future residents will have access to a two-level underground car park with 61 parking spaces. The architects from the Dedeco studio are responsible for the modernisation design of the Aleja Fontann Residence.
