ETC Swarzędz nearly fully leased

ETC Swarzędz, a shopping centre owned by Capital Park Group, has reached 97% occupancy, making it one of the best-leased retail centres in the region. This high level of commercialization confirms the centre’s strong position on the local Greater Poland market and the attractiveness of its offer for both customers and tenants. The ETC Swarzędz portfolio has recently been expanded with a new Tom Tailor & Mustang store.

The tenant mix at ETC has been strengthened by the opening of Tom Tailor & Mustang, occupying a 135 sqm retail unit. Both brands are highly recognisable on the European market and enjoy strong popularity among customers seeking both everyday, comfortable clothing and more elegant options. Tom Tailor is a German brand with over 60 years of tradition, offering women’s and men’s apparel that combines modern design with everyday comfort. Mustang, in turn, specialises in denim and casual styles, drawing inspiration from the spirit of the Wild West.

The high level of occupancy is further confirmed by expansion decisions made by existing tenants. Martes Sport has enlarged its store from 678 sqm to 966 sqm, Greenpoint and Top Secret now occupy a combined 222 sqm, while the Wonderland hair salon has expanded from 85 sqm to nearly 113 sqm. In addition, Onyx Gold, a local jewellery brand, has increased its retail space from 60 sqm to almost 80 sqm.

“The high occupancy level at ETC Swarzędz and tenants’ decisions to expand their premises clearly show that our shopping centre has a stable market position and supports business growth—both for large international retail chains and local entrepreneurs. We focus on a balanced portfolio where recognised international brands coexist alongside companies operating in the Greater Poland region. It is precisely this diversity and a well-curated tenant mix that drive the success of our concept,” – says Michał Najgrodzki, Head of Asset Management & Commercial Properties at Capital Park Group.

ETC Swarzędz offers customers a wide range of retail, service and food & beverage outlets, while its commercial and event offer is continuously adapted to the expectations of local residents.

ETC Swarzędz is strategically located along the route connecting Poznań and Warsaw, providing easy access not only for residents of Swarzędz but also for neighbouring towns. With customer comfort in mind, the centre offers numerous amenities, including a food court, a children’s playground and dedicated relaxation areas. A car park accommodating 1,100 vehicles is located directly in front of the centre, along with bicycle racks and parking spaces for cyclists. The facility is fully adapted to the needs of families with children and people with reduced mobility. ETC Swarzędz is a vibrant destination for shopping, leisure and social gatherings.
