Capital Park granted permit for another revitalization project

Capital Park Group has obtained a permit to modernize a 19th-century listed tenement house in the center of Szczecin. The neglected vacant building will be transformed—in line with its original purpose—into a prestigious residential property featuring 62 high-end apartments designed by the Dedeco architectural studio.

The Warsaw-based developer—Capital Park Group—has decided to breathe new life into another historic building. This time, it will revitalize a listed tenement house located in the very heart of Szczecin, on the charming Fountain Avenue at Grunwaldzki Square. The three-wing neo-Baroque building was constructed in the late 1890s. After World War II, it housed a municipal outpatient clinic, which operated until the early 21st century; however, for the past 20 years the building has remained unused.

A distinctive feature of the tenement house is its façade articulated with bay windows. The two historic main staircases are fitted with wooden stair flights and massive carved balusters. Multicolored ceramic flooring is visible throughout the building. In some areas, painted compositions have also been preserved, some of which are partially covered with gilding. The building is listed in the municipal register of historic monuments.

The revitalization project предусматри the preservation of the original front façade with all its architectural details referencing Baroque forms, as well as the two staircases due to their high artistic value. The main entrance will be accentuated by a restored original entrance gate. The entire renovation process will be carried out in consultation with the Szczecin Monument Conservation Officer.

The new residence will be an ornament of this exceptional location, which is why we are eagerly awaiting the start of works,” – says Sylwia Filewicz, Head of Development & Construction Department at Capital Park Group.

The revitalized building will become Aleja Fontann Residence, featuring 62 high-standard apartments arranged across six above-ground levels, with a total usable floor area of approximately 5,600 sqm. The height of some apartments will exceed 4 meters. Another exceptional and rarely encountered feature in developments of this type—addressing the needs of future residents—will be a two-level underground garage offering 61 parking spaces. The modernization design of Aleja Fontann Residence has been prepared by architects from the Dedeco studio.

Grunwaldzki Square, where the investment is located, also serves as a park. It is the largest and most spectacular urban layout of its kind in Szczecin. Its design, created in the 1860s following Parisian models, was developed by the German engineer James Hobrecht. The surrounding area is home to the City Hall and the University of Szczecin.

“The location of the tenement house in the most attractive part of Szczecin calls for the creation of a property with a very high functional standard. Our primary design assumption was therefore to create exclusive apartments that meet the highest expectations of contemporary, discerning residents. However, everything needed to give the building its unique character was already here. The key to success lies in careful revitalization, balanced intervention, and adaptation to modern needs while respecting the heritage of the place. As a result, a property with exceptional qualities and an extraordinary atmosphere will be created,” – says architect Izabela Błaszkiewicz-Koza from the Dedeco architectural studio.

Capital Park Group acquired the tenement house from its previous owner in 2022. Aleja Fontann Residence is the first revitalization project carried out by the Warsaw-based company in Szczecin.

Over the course of its 20 years of operations, Capital Park Group has completed more than 140 investment transactions worth PLN 4.25 billion and delivered 320,000 sqm of space across office, retail, residential and mixed-use projects. Its portfolio includes such developments as Fabryka Norblina, Royal Wilanów, the Eurocentrum Office Complex and the Street Mall Vis à Vis retail park network. Currently, in addition to Aleja Fontann Residence, the company is preparing two further projects for delivery—a residential development in Gdańsk at Polski Hak, and the mixed-use, city-shaping project Nowy Wełnowiec, to be developed on post-industrial land in Katowice.
