We undertake comprehensive initatives aimed at reducing our environmental and climate impact, including water and energy management, waste management carbon footprint measurement, and integrating climate risks and opportunities troughout the lifecycle of our properties.
Environment
Ecology and environmental responsibility have always been central to all our development and management projects.
As one of the first companies in Poland, we certified the massive Eurocentrum Office Complex, inspiring architects and contractors to pursue modern, eco-friendly solutions. We achieved LEED Platinum certification at both the design and construction stages — and this was back in 2012.
WE CONSIDER OURSELVES PIONEERS IN CERTIFIED BUILDING SOLUTIONS
We have blazed many trails, from implementing modern, intelligent BMS systems that manage entire buildings, to introducing the first electric vehicle chargers, beehives on rooftops, and real waste segregation even within tenant spaces. To this day, we educate and fund such initiatives.
In our new project, Nowy Wełnowiec in Katowice, we are deploying cutting-edge solutions such as car-free ground-level zones across 30 hectares, shaping a new urban district. During the project’s planning phase, our proposed solutions earned the BREEAM Communities Interim certification — making it the first large-scale mixed-use project in Poland to successfully undergo precertification.
REGARDING ENERGY MANAGEMENT
- We are actively implementing AI-driven systems to optimize electricity and heat consumption. Our energy management initiatives include,
- Temperature and cooling efficiency control using weather forecasts,
- Adjusting cooling performance based on electricity market prices,
- High-performance building envelopes with U-values of 0.9 W/m²K,
- For facades and 0.15 W/m²K for roofs,
- High-efficiency heat exchangers in office central systems,
- LED lighting across all spaces,
- Heat recovery from commercial and service areas,
- Energy recovery from elevators,
- Infrastructure prepared for energy storage systems,
- Photovoltaic systems partially covering electricity needs for shared commercial areas, with annual production of 32.4 MWh in 2023 and 33.6 MWh in 2024

The Group employs 90 specialists (59 women and 31 men) with the knowledge, experience, and skills necessary to:
- identify attractive projects
- conduct thorough due diligence
- secure financing and obtain permits
- develop conceptual, design, and execution plans
manage construction, commercialization, and active property management
Our senior management and department heads have an average of 24 years of professional experience, including 12 years at Capital Park.
55% of our employees and collaborators have been with the Group for at least 5 years, reflecting a long-term commitment that results in low staff turnover and ensures continuity, expertise, and consistency across all our projects.

Established 15 years ago, the Norblin Factory Foundation continues the philanthropic and cultural legacy of the Norblin and Werner families. Through its activities, the Foundation seeks to revive the vision of the factory’s first owners — art enthusiasts and generous benefactors who supported cultural and social causes.
Culture has long been a presence on the former factory grounds, continuing even after the factory ceased operations, with venues such as the Scena Prezentacje Theatre. Today, the Foundation’s mission is to highlight the role of history and art in society and to promote the work of the most talented artists.
We aim to support young, gifted artists, giving them wings to flourish and encouraging artistic activity within the historic, revitalized spaces of the former Norblin Factory. We ensure that Poland’s leading artists, respected intellectual and cultural authorities, have a direct impact on the education and development of future generations of enlightened, influential, and thoughtful citizens.
Over the years, the Foundation has published books and art albums, organized exhibitions for painters, poster artists, and photographers, and developed projects in cooperation with institutions like the Academy of Fine Arts and the School of Form. We also promote young musicians through initiatives such as Music Master Class and the Wednesday Jam Session “Scena Młodych”, now a well-known cultural highlight throughout Warsaw.
