About us

An experienced and active investor and developer, the Capital Park Group has been present for over ten years on the Polish property market. Positioning itself as an opportunistic investor, the Group seeks out and seizes emerging market opportunities. The core business of the Group consists in acquiring property with significant value growth potential resulting from, for example, the introduction of amendments to zoning plans, obtaining building permits, construction of new or redevelopment of existing facilities, recommercialisation of existing buildings or improvement of their management.

Capital Park derives income from lease and sale of properties and property- based investment products. It actively seeks opportunities to buy new property projects, as well as new sources of income and value growth in markets with strong growth potential. Since its inception in 2003, the Group has completed over 100 investment transactions and currently manages a property portfolio of 68 projects in 34 cities, with a total gross leasable area of around 271,000 square metres. Of these, 39 high-street retail properties are part of the newly-created Real Estate Income Assets FIZ AN, a closed-end investment fund of unprecedented structure on the Polish market, actively managed by the Group as a 15% shareholder.

As on 31th December 2016 the current value of the real estate portfolio managed by the group stood at PLN 2.1 billion. An on 31th December 2016, 84% of the Group’s portfolio current value was made up by real estate in Warsaw, or the largest and most promising commercial real estate markets in Poland.

Drawing on the entrepreneurial focus of its Founders as well as the experience and competence of its management team, combined with the European track record and best practices of the strategic investor, the Group has for many years been successfully seeking out and implementing unique property projects and applying innovative concepts related to property financing and development of property-based investment products.

Jan Motz – President of the Management Board

  • In the years 1997-2007, the founder and shareholder in Communication One Inc., including, among others, the company of Call Center Poland S.A. – the leader on the Polish market of call center services;
  • Investor in many office buildings and simultaneous creator of management structures of these buildings;
  • In the 90s, a shareholder in the group of Polish companies belonging to one of the leading marketing concerns in Europe: Euro RSCG;
  • In the years 1988-1997, the co-owner of Real Management Inc. – a company investing on the real property market;
  • In the years 1986-2001, the co-owner of the property developer company of Development Inc, realising a number of construction investments on the American market;
  • Education: SGGW (Warsaw University of Life Sciences) in Warsaw


Marcin Juszczyk – Member of the Management Board

  • Member of the Management Board of Capital Park S.A. since the moment of its creation;
  • since 2005, the investment director in the Capital Park Group;
  • in the years 2004-2005, the chief financial officer in the Capital Park Group;
  • in the years 2001-2006, the chief financial officer in Call Center Poland S.A. and the member of the management board in Contact Point Sp. z o.o. (companies from the Communication One group);
  • in the years 1997-2001, the leader of projects in Normax Sp. z o.o. (belonging to an international advisory group of Hogart);
  • in the years 1995-1997, a consultant in Agencja Doradztwa Gospodarczego AM Jesiołowscy (Business Consulting Agency);
  • since 2005, a member of an international association of ACCA (Association of Chartered Certified Accountants);
  • since 2010 using the title of FCCA;
  • education: Cracow University of Economics; faculty: IT and Econometrics.


Kinga Nowakowska – Member of the Management Board, Operations Director


  • from 1997 for 11 years she was the General Director of Call Center Poland, which, under her leadership, became one of the largest outsourcing, multi-language customer service centers in Eastern Europe. ;
  • since 2007 she is Operations Director in the Capital Park Group;
  • since 2009 she is also the General Director of the special purpose company ArtN Sp. z o.o., owned by the Capital Park Group, the purpose of which is to complete the prestigious, multi-purpose project consisting of revitalizing the former Norblin Factory in Warsaw.;
  • Education: : Law Department at the Sorbonne, Paris, specializing in International Business Law..


Keith Breslauer – President of the Supervisory Board


  • President of the Supervisory Board of Capital Park S.A. since July 2011;
  • founder of Patron Capital Partners in 1999, Managing Director of Patron Capital Advisers LLP, Investment Advisor to Patron Capital Partners funds;
  • many-year experience in business transactions in a total amount over 16 billion USD in many European countries and in the United States;
  • founder of London-based Capstar Holdings Limited dealing with the acquisition of investments for the American real estate fund – Lone Star Opportunity Fund;
  • starting from 1993 he created and managed the Principal Finance Group that invested Lehman Brothers funds in financial institutions and real estate companies and assets;
  • in 1987-1993 he was involved in capital market transactions at Lehman Brothers;

Katarzyna Ishikawa – Member of the Supervisory Board

  • Since 2009 – partner at the Ishikawa, Brocławik, Sajna law firm;

  • in 2002 – 2007 – member of the Supervisory Board of Call Center Poland SA;
  • since 2001 – an attorney within her own law firm;

Anna Frankowska – Member of the Supervisory Board


  • Member of the Supervisory Board of Capital Park S.A. since September 30th 2013;
  • Since 1996 – she has been with the law firm Weil, Gotshal & Manges, specialising in capital market transactions. She has participated in a number of public offerings of Polish companies, both in Poland and abroad, as an adviser to issuers, underwriters, and foreign investment houses, many of which involved the listing of shares both on the Warsaw Stock Exchange and the London Stock Exchange. She is also experienced in Eurobond issues.;
  • In July 1991, she started working for a Chicago-based law firm, Altheimer & Gray, in the international transactions and companies department. In April 1994, she was employed at the Warsaw Altheimer & Gray office on a permanent basis.;
  • In July 1990, Anna Frankowska passed the bar examination and was admitted to the Illinois State Bar Association. After graduation, she worked in the banking and finance department at Sidley & Austin, one of the leading US law firms.;
  • education: St. Louis University (Bachelor of Arts, magna cum laude, 1987), University of Illinois, Champaign-Urbana (Juris Doctor, 1990).;


Jacek Kseń – Member of the Supervisory Board


  • Member of the Supervisory Board of Capital Park S.A. since September 30th 2013;
  • Jacek Kseń has been involved with the financial markets for several decades. He has spent many years serving on the supervisory boards of such companies as Wydawnictwa Szkolne i Pedagogiczne S.A., Polimex-Mostostal S.A., and AmRest Holdings S.E., and is currently a supervisory board member of Sygnity S.A, NWAI Dom Maklerski S.A., ORBIS S.A. and Caspar Asset Management S.A. He is also the Polish operations adviser to a top private equity fund, Advent International.;
  • In 1996, after his return to Poland, he became CEO of Wielkopolski Bank Kredytowy, and following the merger with Bank Zachodni – CEO of Bank Zachodni WBK (until 2007).;
  • In 1978, he moved to France, initially working at Polska Kasa Opieki in Paris, and later for a number of French banks, including as Deputy Treasury Director at Lyonnaise de Banque in Paris and head of the dealing room at Crédit Agricole.;
  • He began his professional career as a trader at Bank Handlowy.;
  • education: Poznań University of Economics, Foreign Trade Department, and Higher School of Planning and Statistics in Warsaw (now the Warsaw School of Economics) (Ph.D. in international financial markets).;


The major driving force behind the Capital Park Group is the team created and managed by the Company’s Founder – Jan Motz, having more than twenty years of business experience on the US and Polish property markets. The team’s experience, competence, sector expertise, professionalism and commitment are the key factors underlying the Company’s growth and success.

The Capital Park Group team brings together highly qualified specialists with long-term experience in, and in-depth knowledge of the Polish property market, as well as the property development and investment sector. They represent various areas of expertise and have the knowledge necessary to seek out property projects, perform due diligence analyses of potential properties, secure sources of financing, obtain the required regulatory permits, develop conceptual, construction, and working designs, implement property development projects and carry out their commercialisation and management. Therefore, unlike many other players on the property market, the Group operates as an integrated and fully functional operational platform comprising the internal resources that ensure the implementation of investment processes on an end-to-end basis.

The team provides the skills necessary for the Group to effectively manage its operations even in a significant growth scenario, while maintaining the flexibility needed to take full advantage of the new developments and emerging opportunities on the property market.

The Group’s portfolio comprises 68 projects in 34 Polish cities, with a total gross leasable area of around 271,000 square metres, including:

• 58 completed projects that provide current rental income (including 39 high-street type retail real estates are part of the Real Estate Income Assets FIZ AN structures and 8 real estates are part of Real Estate Income Assets FIZ AN II)

• 2 projects in construction and

• 8 projects in preparation at different stages of realization

 

The Group’s overarching objective is to maximise shareholder value through organic growth, by ensuring effective implementation of its business plans for its existing project portfolio (particularly in Warsaw) and by purchasing new projects, given the growing importance of the Polish market in the world and the investment opportunities that it offers.

When market conditions become favourable, the Group will also seek to sell those of its completed projects which generate stable income but show limited development potential. Even so, the Group may retain some interests in such projects, as was the case with the Real Estate Income Assets FIZ AN fund, earning additional income by managing their operations.

The key assumption of our strategy is to maintain an attractive, diverse and balanced investment portfolio. Our portfolio includes projects from various segments of real property: office, retail, residential and multifunctional buildings throughout Poland. Our actions are also focused on the balance between projects generating a stable income and property developer investments with high potential of value growth.

The Group’s business strategy incorporates the following objectives:

• To complete and fully harness the potential of its ongoing projects;

• To optimise the potential of its current property portfolio and actively manage income-generating projects;

• To create added value by taking full advantage of other assets owned by the Group;

InterContinental Hotels Group has announced the launch of a new project – a Holiday Inn hotel next to Eurocentrum Office Complex. The hotel will offer 217 rooms and it will be made up of two buildings connected by a podium. The partners of the project are: the investor Capital Park Group and VHM Hotel Management (the manager of the hotel), which is owned by Satoria Group.

Ecological Solutions

Business success also means commitment and responsibility towards the environment. The Capital Park Group has successfully invested in the property market since 2003, ensuring that its portfolio is also developed with focus on sustainable construction. While pursuing our operations, we try to reduce their negative impact on the environment and to support environment-oriented actions, without forgetting about day-to-day responsibility.

The following are selected examples of our care for the environment:

Royal Wilanów – Eco and Friendly Space

Royal Wilanów is a user and environmentally friendly green building, attested to by the BREEAM INTERNATIONAL, EUROPE COMMERCIAL 2009 VERSION certificate at VERY GOOD level.
The building is located within green surroundings and boasts excellent access to means of communication. Workers are able to make use of a dedicated shuttle bus, a car-sharing platform facilitating shared commuting to work as well as numerous facilities for cyclists, such as: bicycle parking spaces both in front of the building as well as enclosed booths, changing rooms, self-service bike repair stations or a Veturilo station in the building’s vicinity.
Royal Wilanów features numerous eco-friendly water and energy saving solutions, such as: use of rainwater for watering areas surrounding the building, water saving bathroom fittings, movement sensors in bathrooms as well as energy efficient lighting.
The building is designed with quality of the internal environment in mind and increasing work comfort through the application of natural greenery and copious natural light inside the building as well as opening windows also for the benefit of the natural environment. Birdhouses have been mounted to trees around the building, and an urban apiary has been established on its green roof.

EuroCentrum Office Complex – The Biggest Certified Office Building in Poland

Eurocentrum Office Complex at Al. Jerozolimskie meets the highest contemporary standards of sustainable construction. It was awarded the international LEED CS GOLD certification and features many solutions that significantly contribute to environmental protection and deliver comfortable working conditions for tenants. Eurocentrum characteristics:

  • 100% of rain water is used to flush toilets and to water plants in atriums
  • drinking water consumption reduced by 59%
  • electricity consumption by the building general systems reduced by 25%, for example owing to energy-efficient lighting
  • over 30% of locally procured construction materials to be used, including recycled materials and wood from certified sources
  • the urban heat island effect was limited thanks to a roofing membrane with a high reflection coefficient
  • large windows to provide daylight access
  • green atriums and terraces with natural vegetation to create a friendly microclimate
  • solar gain and plenty of sunlight delivered to the interiors in the winter period through very large glass facades on the south side of the building
  • amenities for persons using alternative commuting options: 178 bicycle parking spaces, 22 changing rooms and showers, Veturilo bicycle rental, self-service bicycle repair stations, 6 electric vehicle charging points.

Apiaries in high riser roofs

Ecology and the idea of sustainable development are close to the heart of the Capital Park Group. That is why we decided to transform the roofs of our buildings into apiaries. Bees are an extremely important element of the ecosystem. It is estimated that more that 75% of our food supply depends on bees and other pollinator insects. Bees help pollinated plants to grow healthy fruits, aid in sowing seeds which results in increased biodiversity of our natural environment. In accordance with the words ascribed to Albert Einstein “If the bee disappears from the surface of the earth, man would have no more than four years to live.”
In 2016, cloud-capped apiaries were established on the roofs of our high risers in Warsaw: Eurocentrum and Royal Wilanów, similar to those which successfully operate on the roofs of the most famous world buildings, such as: The Paris Opera house, Notre-Dame Cathedral sacristy building or the Whitney Museum of American Art in New York, Lloyd’s Building in London or Harvard University in Cambridge.
Honeys from our cloud-capped apiaries are available in Eurocentrum and Royal Wilanów building receptions.

 

ArtNorblin – A Unique Project with an Ecological Certificate

ArtN, a mixed-use facility located in the heart of Warsaw, will be another certified building owned by the Capital Park Group. Its office space will be certified based on the BREEAM international system, which will ensure that the project will be built to the highest standards, offering user- and environmentally-friendly top class space. With certification carried out already at the design stage, ArtN will be built according to principles reflecting respect for the natural environment since the very beginning. ArtN will also be a great place for eco-buffs, with a BioBazar or a market offering Warsaw residents a wide variety of fresh, ecological products. Those using alternative means of transportation will be able to reach 51/53, Żelazna Street by bicycle and leave it in one of 180 parking bays designed for this purpose. 90 parking spaces will be provided as part of an innovative, automated parking system, the first facility of its kind in Poland.

 

Alternative Means of Transportation

All newly designed Capital Park buildings are built in compliance with the principles of sustainable construction, which translates into environmental friendliness and comfort at work for all building users. Warsaw-based Eurocentrum Office Complex has 178 bicycle parking spaces, including enclosed bicycle lockers in front of the building, bicycle racks next to the building and in the underground parking space, along with changing rooms and showers. There will be a Veturilo bicycle rental station in front of the building, co-financed by Capital Park. Eurocentrum Office Complex has 6 electric vehicle charging points. A carpooling platform has been launched, specifically dedicated to those working in the building.

Mixed-use office and retail building Royal Wilanów will be a another cyclist-friendly place. It is located in the Wilanów district of Warsaw and offers to its tenants and visitors around 130 bike parking spaces in two enclosures in the underground car park on level -1 and numerous spaces outdoors. The visitors and tenants of Royal Wilanów will be have access to plenty of amenities, including on-site self-service bicycle repair stations.

ArtN, a mixed-use facility located in Warsaw, at Żelazna Street, will have as many as 190 bike parking spaces and an automated parking facility dispensing tickets that users will have to produce in order to collect their vehicles.

The “Vis a Vis” Street Mall in Radom has biker-friendly racks, recommended by the Radom Biking Brotherhood, and the city’s first self-service bike repair station. Bicycle repair stations are available in all Street Mall “Vis a Vis” centres in Łódź and Toruń.

 

Ecological Paper

Around 36 football fields of forests are lost in the world every minute. The average Pole uses as many as 100 kilograms of paper a year. In a bid to avoid increasing this figure, we have decided to use in the Capital Park Group’s office ecological paper Steinbeis Pure White that is made from 100% waste paper and has ecological certificates. Manufacturing recycled paper uses ca. 50% less energy, up to 75% less water, saves trees, reduces air pollution by 70% and generates up to 90% less wastewater. We print our brochures on ecological paper – by printing 500 copies of our Eurocentrum folder on ecological paper CYLUS we have succeeded in saving as many as 111 kg of waste, 2993 litres of water, 319 kWh of energy, 29 kg of CO2 and 181 kg of timber. We also used ecological paper COCOON to print 300 copies of a folder for our Stachowicza Residence, thus reducing the negative effect on the environment by 51 kg of waste, 992 litres of water, 93 kWh of energy, 9 kg of CO2 and 82 kg of timber.

 

BioBazar in ArtNorblin

One of our projects, the former Norblin Factory at 51/53, Żelazna Street in Warsaw, is the venue of a BioBazaar that is open to customers every Saturday from 8:00 a.m. to 4 p.m. It is a unique bazaar in the capital, offering ecological food, cosmetics and toiletries. It is a place for fans of cuisine, cooking and healthy life style. It also is an educational venue for all those interested in ecology. The Foundation of the Open Museum of the Former Norblin Factory

The Foundation of the Open Museum of the Former Norblin Factory was established in September 2009 by Art Norblin Sp. z o.o., the owner and investor of the site of the former Norblin Factory at 51/53 Żelazna Street in Warsaw. The Foundation aims to protect cultural property and traditions associated with the history of Warsaw’s industrial development, with particular regard to the former Metal Rolling Mill “Warsaw”/Former Norblin Factory, pursue activities in the sphere of culture and arts, promote knowledge of post-industrial historical landmarks in Warsaw, as well as collect, store, conserve and provide access to landmarks reflecting the history of Warsaw’s industrial development, including in particular the Metal Rolling Mill “Warsaw”/Former Norblin Factory in Wola.

Cooperation with Colleges

Capital Park Group has become an industry partner of Real Estate and Investment Student Interest Group (pl.: Studenckie Koło Naukowe Inwestycji i Nieruchomości – SKNIiN) operating at Warsaw School of Economics (SGH). Warsaw School of Economics is the only Polish college which takes part in the prestigious international educational programme – European Real Estate Challenge. Capital Park, following the example of Patron Capital Partners fund, whose capital it manages on the Polish market, decided to support professional development of students and raise the overall standard of the graduates entering the job market by sharing with them its know-how and experience related to property business during conferences and apprenticeship programmes organised within the framework of the cooperation.

 

Real Estate Meeting 2014

Capital Park Group, as a strategic partner of Real Estate Meeting 2014, which took place in Warsaw from 7 to 9 May 2014, organised a talk titled: “Royal Wilanów and ArtNorbin as an example of the idea of mixed-use property”. Presented by Kinga Nowakowska (Capital Park Group’s COO and General Director at Art Norblin Sp. z o.o.), the lecture was favourably received by the audience. Its main goal was to show various aspects of mixed-use project development and present Capital Park Group’s approach to their investments. The participants also had an opportunity to see the ongoing construction of a Royal Wilanów building. They could also get acquainted with the details of individual stages of project development at the meeting with the specialists responsible for its realisation.

Polo

The game of polo originated in Central Asia over two thousand years ago. In Europe, it began as a sport in the 19th century, which is being credited to British troops stationed in India. The game also had a very rich tradition in pre-war Poland. It was popular among officers, the nobility and kings of many nations. Polo skills were demonstrated by the best riders on the best horses. Polo is one of the noblest sports. It requires fitness, sober thinking, harmonious partnership between rider and horse, discipline, adherence to fair play rules and cooperation of the entire team. These principles are also appreciated in business, which is why the Capital Park Group sponsors polo tournaments. The company is also represented by a team that is cheered on by all staff.

 

2014

On Sunday 29 June the Buksza Polo Club hosted the third edition of the ARABIA-POLAND Festival sponsored by the Capital Park Group. The event featured the International Arab Horse Show with 69 horses taking part and the ARABIA-POLAND CUP polo tournament. The first position was taken by the Capital Park Team represented by Kinga Nowakowska, Wojtek Nowakowski and Nicholas Motz. The whole event was organised by the Buksza Club.

 

BUKOWINA SNOW POLO MASTERS 2014

The Capital Park’s polo team has captured its second consecutive victory in the international Bukovina Polo Snow Masters tournament held from 30 January to 2 February in the winter resort of Bukowina. The Capital Park team was represented by Nicolas Motz, Investment Associate, and Wojciech Nowakowski, Investment Manager at the Capital Park Group. The three-day tournament was accompanied by attractive side events such as an Opening Gala, a Snow Picnic, a Players Party and a consolation tournament, and the entire event commenced with a Polo Academy whose participants could acquire or improve their polo skills. The event was jointly organised by the Buksza Polo Club that has cultivated the tradition of this royal discipline since 2003.

 

2013

On Saturday 30 June the Buksza Polo Club hosted the Poland-Arabia International Arabian Horse Show that was accompanied by the ARABIA-POLAND CUP polo tournament. Taking part in the tournament were Capital Park, Bastylia and Koń Polski teams, and the horses were ridden by players from Poland, Argentina, England, France and the United States. Victory went to the Bastylia team. The event was sponsored by the Capital Park Group and organised by the Buksza Club.

 

BUKOWINA SNOW POLO MASTERS 2013

The Capital Park Group sponsored Bukovina Polo Snow Masters 2013, a very spectacular tournament held in the winter resort of Bukowina. Competing for two cups, Bukowina and Tatra, were the teams of CAPITAL PARK, BASTYLIA, VOLKSWAGEN AUTOREMO and BLUE JET represented by players from the United States, England, Germany, the Czech Republic, France and Poland. A few hundred people not only cheered from the stands on the polo teams while they competed on snow, but also had a good time at a cocktail party on Friday and at the Players Party by Veuve Cliquot on Saturday. The CAPITAL PARK team won the tournament, defeating BLUE JET. Nicolas Motz, Investment Associate at Capital Park, was voted the best player and Kinga Nowakowska, Head of Asset Management, Sales and Marketing in the Capital Group, won the best player title in the match for the Bukowina Cup. The event was organised by the BUKSZA Club based on the outskirts of Warsaw.
